Lührmann brokers 26,000-square-metre retail centre in Strausberg
The ‘Handelscentrum Strausberg’ at Herrenseeallee 15 in Strausberg has changed hands: through the mediation of Lührmann Berlin, INTERRA Immobilien AG from Düsseldorf has acquired the retail park 30 kilometres east of Berlin. The seller was a German commercial real estate investor.
An approximately 400-metre-long passageway connects the 56 ground-level stores, restaurants, offices and medical practices in the ‘Handelscentrum Strausberg’. The main tenants are currently Edeka, Rossmann, C&A and MediMax. The commercial area is 26,000 square metres, and the property has a total of 95,200 square metres. 1,300 parking spaces are available for visitors. A main road and an S-Bahn stop link the extensive site to the transport network and ensure a steady flow of visitors from the catchment area of 100,000 households.
‘We are pleased that we were able to find the optimal buyer for the property and thus achieve the best possible result for both parties’, emphasises André Sturm of Lührmann Berlin. The purchasing power in the region, the proximity to the capital and the current condition of the property were important, positive factors for INTERRA. In addition, the new investor sees great potential for the commercial centre in view of the commitment of the German Armed Forces, which operates several barracks locally and currently wants to station several hundred additional soldiers.
INTERRA Immobilien AG will turn the ageing commercial centre back into an interesting attraction in the region, according to INTERRA board spokesman Alexander Dold. ‘We focus on retail and commercial properties that quickly return to peak condition with our know-how and the right measures, and we are very much looking forward to the upcoming tasks in Strausberg!’
